Structural Inspection

Structural inspections of homes is
more important than ever.

Unfortunately foreclosed homes are common in the real estate market. Homes typically go into foreclosure because the owner can no longer afford the mortgage payments. Often maintenance and repairs will be neglected as well, sometimes for years.

In Florida, a seller is obligated by law to disclose problems the buyer can’t see that might affect the value of the property. In many cases, foreclosed home are owned by a bank. Banks cannot live in the home, so it is unlikely there will be much information on any disclosure statements. In these situations, it is especially important to understand the true condition of the home.

A structural inspection can be a critical part
of an overall inspection

Professional inspections help buyers understand the true condition of the structure. Buyers need to understand whether the house has problems, and the scope of those problems prior to making a purchase decision.

Only a licensed Professional Engineer or Registered Architect can assess the structural integrity of a home or building

A home inspector can describe what is visible, but unless they are an Engineer, they are not qualified to determine or assess structural integrity.

A structural home inspection will inspect the foundation, floors, walls, columns, piers, ceilings, roof structure and attic. If there is any evidence of deterioration, movement, deformation, or other problems, analysis will determine whether the problem is structurally significant.
